Turnkey is how we do our best work, and it is how most of our clients engage us. But some organizations cannot take that route. Procurement policy requires a competitive construction tender, a trusted contractor is already appointed, or an in-house projects team exists precisely to run the build.
This route exists for them. You get the research, the concept, the interior architecture, the technical documentation, and the specification, produced by a team that builds, so the drawings are constructible rather than aspirational.
